What I work with
CAP Rate
Net operating income divided by purchase price. The baseline metric for evaluating investment property returns.
Gross Lease
Tenant pays a flat rent. Landlord covers operating expenses. Common in office and some retail.
NNN Lease
Tenant pays base rent plus property taxes, insurance, and maintenance. Common in retail and industrial.
Modified Gross
Hybrid structure. Expenses split between landlord and tenant based on negotiated terms.
